When your offer to purchase a home is accepted, an exciting new phase begins. As part of your initial offer, you will have already specified your preferred possession date—the day you wish to officially take ownership and move in. You will also include a deposit amount with your offer, demonstrating your commitment and seriousness as a buyer.

The deposit, an essential part of the transaction, is usually paid after all subjects on the contract have been satisfied.  This gives you time to work through the subject removal process—such as arranging inspections, securing financing, or satisfying any other conditions outlined in your offer.

Only after all subjects are successfully removed does the transaction require your deposit which must be provided within a certain amount of time, according to your contract. It usually is provided in a certified cheque, online or wire transfer.  The deposit becomes part of the property payment.  However, this deposit isn’t released to the seller right away. Instead, it is held securely in a real estate brokerage trust account until completion of the sale which is usually the day before possession.

This system provides peace of mind for both buyers and sellers, ensuring that the process proceeds with transparency and security as you move toward possession day.
